We recently completed a full floor sanding project on a Victorian property in Upper Holloway, stripping back original pine floorboards that had accumulated decades of finish and surface damage. The work involved sanding and refinishing across three floors, restoring the natural character of the timber while addressing significant gaps and movement in the boards. The customer wanted to preserve the authentic appearance of their period home without the cost and disruption of complete replacement.

About the project

The customer had lived with the same tired varnish for over twenty years. Several boards were noticeably darker than others, with patchy coverage in high traffic areas. The gaps between boards ranged from tight seams to gaps up to 8mm, typical of older pine that has moved with seasonal changes and age. We assessed the boards for structural soundness before starting work, confirming that whilst movement was evident, the timber was solid underneath and worth restoring.

Our approach involved careful planning around the existing furniture and planning to minimise disruption. We used dust containment barriers and invested in HEPA filtration to manage the significant amount of fine dust produced during sanding. The property remained occupied during the work, so controlling dust was genuinely important rather than optional. We sanded across three separate visits to allow adequate drying time between coats of sealer, and the customer was able to use rooms within 24 hours of completion in each area.
